Once you have been approved for a refinance, we will receive mortgage documents from your lender and instructions about how they want us to proceed. One of the first things we will do is a sub-search of your title to ensure there are no surprises or outstanding issues that could impact the refinancing. We then carefully review the documents, ensuring you understand the legal terms and that all the conditions of the refinancing are met. If you have any questions or concerns, we discuss them.
Next, we prepare all the necessary legal documents, verify your identity, and arrange to pay off any debts that are required for the refinance. We coordinate a meeting, either in person or remotely, for you to sign these documents. Don’t forget we also make house calls in the Cobourg area!
Our team will handle communication with the lender on your behalf, ensuring that all their requirements are met. After signing the documents, we’ll take care of registering the new mortgage on your property title with the land registry office.
Following completion, we’ll disburse the funds as needed, paying off the existing mortgage and settling any outstanding debts. If necessary, we also follow up with the lender to ensure the proper discharge of your old mortgage from your title.
